Thinking of Selling?

The real estate we own may be the largest investment most of us will ever make. As such, the responsibility of pricing, marketing, managing the process, and the actual sale should be managed by an experienced professional to ensure you get the highest dollar that the current market provides. A few items of importance include:

  1. Select an experienced agent with a track record of listing homes.

    A Listing Agent should be focused on listing and marketing your home, not running around town looking at real estate for other customers.

  2. Price your home to SELL

    Listing your home does not necessarily equate to selling your home. Pricing your home properly when first listed gives you a better chance of netting the highest possible dollar. Homes that sit on the market for extended periods often end up selling for less, plus, carrying costs are often hidden expenses, but they too have a direct impact on your bottom line.

  3. Remember that cheaper commissions may be like fool's gold.

    Discount brokerages may offer lower commissions, but your focus should be on the bottom line at closing. Advertising, experience, knowledge, and negotiation skills often mean cash in YOUR pocket!

  4. Consider a home inspection

    Surprises are good for birthdays, but not when selling your home and thousands of dollars are at stake. Know the issues your home may have BEFORE the buyer's inspector finds them.

  5. Ensure your home is presentable

    Clean, make minor repairs, declutter, and stage your home to ensure it looks its best. Presentation is everything. Avoid major renovations.

  6. List your home and be flexible

    Buyers may need to view homes on weekends and evenings. Keeping your home in "Tip Top" shape can be difficult. Be prepared for numerous showings, sometimes back-to back, if your home is priced competitively.

  7. Negotiate offers and work towards closing

    Your Realtor® will advise of your options and assist with management. This period can be stressful as you may be moving as well, so a good Realtor® will help mitigate this stress.

Words can never express how much I enjoyed and loved working with Kyla. For me, I never wanted to work with a realtor due to fears of them scamming me and just “talking a good game”. Kyla was excellent. She was very kind & understanding. The closing on my home was a mess! Everything that could go wrong, did go wrong. Kayla sat with me the entire day at the closing office waiting for a wire transfer. She made a difficult day much easier for me. The purchase of my new home was  swift & easy bc of her. She also made sure that I won the bid on my new home with a secret she uses, as there were 5 offers!! I would highly recommend her to anyone buying or selling.
