New construction communities are popping up all over Deland, Florida and some are…well, better than others. I’m Charles “Chuck” Shaver, and I’ve been a local Realtor® here in the DeLand area for many years. Today I’ll be talking about Seasons at Grandview Gardens in Deland, Florida. Seasons offers some pretty unique options for buyers, especially if you’re looking for that ideal spot to park your boat or RV right at home. I’ll be sharing some great info about this new construction community, some big incentives this builder is offering and a few special features you won’t find just anywhere.

Seasons at Grandview Gardens has a versatile lineup of ranch-style and two-story homes from their Seasons™ Collection by Richmond American Homes. One of the coolest features here is the availability of 3-car garages and attached RV garages for your RV, boat, or whatever you’d want to put in there. With the St. John’s River so close by along with the short ride to the beach, this is a huge perk for boat lovers.

They’re offering five different floor plans, but only two of them—the Copper and the Pewter—come with the option to add that ultra garage. These two floor plans come standard with 3 bedrooms, and 2 bathrooms, but have an option of a 4th bedroom or an office.

Homes here range from 1,880 to 3,023 square feet. Pricing starts at $399k and goes up to about $525k, which is pretty competitive for the quality you’re getting. Now, these homes do not allow for customization, but they come standard with some great finishes. We’re talking wood-look tile in living and wet areas, carpet in the bedrooms, and kitchens wired for pendant lights, recessed lighting, and triple sliders that lead to the back porch.

Homes here are prewired for fans in every room and have nine-foot ceilings, eight-foot doors, and all stainless-steel appliances, and the washer and dryer are included! These features give you a move-in-ready home with quality finishes.With only 70 total lots, this is a smaller, exclusive type community, so spots will fill up quickly. Richmond American Homes is building in here along with Mattamy Homes; however, only Richmond American is offering the bigger garages. They’re expecting to sell this new construction community out by the end of 2025. One cool thing about Richmond American here is that they actually start building homes BEFORE they have a signed contract. This could mean you won’t have to wait the full build time to move in, but if you get in early, you might be able to pick your lot and wait the six months or so to have the home built just for you.

At $130 per month, the HOA covers a walking trail, a dog park, a kids’ playground, and cameras at both neighborhood entrances for added security. Plus, there are a ton of trails in and around the community, perfect for an active lifestyle. The Spring-to-Spring Trail connects De Leon Springs to Blue Springs and on down to Gemini Springs and connects all the way over to Edgewater and New Smyrna Beach and all the way down to Winter Park.One of the main reasons we love new construction for our buyers is because some builders offer some great incentives. Typically, much more than what you could ever get with a traditional resale. Right now, you can get $20,000 toward closing costs when you use their preferred lender, plus access to significantly lower interest rates. That’s a huge savings from a traditional home’s mortgage. Keep in mind, though, these incentives can change from week to week, so be sure to give me a call for the latest offers.

What makes this builder stand out? A few things! For one, they offer a 7-year warranty on almost everything, which is pretty rare and speaks to their confidence in the build quality. They’re known for better incentives, superior quality, and hurricane-impact windows. Plus, homes are pre-wired for a TV in the living room, and there’s a chance they might be rolling out a smart home package soon. The Seasons Collection is a premium line by Richmond American, which means these homes are top tier for quality and finishes. And rumor has it, they’re even willing to negotiate prices, so don’t forget to bring your Realtor®  with you to ensure you have someone on your side to negotiate for you! Calling us AFTER you’ve been to the community could cost you some serious dough as it may be too late to get someone to advocate on your behalf.

Location is a major selling point here on the west side of DeLand. You’re about 45 minutes from Orlando, 25 minutes from Sanford, and just 25 minutes from the beaches of New Smyrna. Plus, you’re less than 10 minutes from downtown Deland and Stetson University, so whether it’s commuting, weekend activities, or everyday convenience, you’re right where you need to be.
