Belair Place: New Construction Community in Sanford, Florida
July 12, 2024 | By Chuck ShaverSanford, Florida, is an area that’s booming with new construction homes, and today, I’ll be providing a detailed look at Belair Place, a new home community built by Starlight Homes. I’ve watched this region develop over the years, and it’s always thrilling to see new communities like Belair Place emerge. Stick around to learn what I think makes Belair Place special, and towards the end, I’ll share my favorite feature of Belair Place.
What is Belair Place?
First, what is Belair Place? Belair Place is a new construction community featuring about 93 single-family residential homes. The development started in early 2024, and it’s being built by Starlight Homes, which is a subsidiary of Ashton Woods. Unlike Ashton Woods, which offers more customization, Starlight Homes focuses on affordability without compromising on quality.
Where is Belair Place?
Next, where is Belair Place? Belair Place is located on Celery Avenue about halfway between 17-92 and the St. Johns River, and a short drive to the Sanford Zoo and Downtown Sanford, known for its downtown district, which they’ve made really nice in recent years. They’ve also got some great restaurants and coffee shops. The Orlando-Sanford International Airport, my favorite airport in Central Florida, is about 10 minutes away, which is really nice. Plus, you’re under an hour away from Orlando, Disney World, Universal Studios, and all the other attractions, and about 40 minutes from the sands of New Smyrna Beach. (More on Sanford)
What does Belair Place offer?
Belair Place offers a selection of 93 homes with prices starting in the low 400’s. Belair Place has 6 models to choose from, with 3 to 5 bedrooms. These homes are built as spec homes, meaning you can’t customize them, but they come standard with what I think are some pretty nice, high-quality features.
Each home includes granite countertops in the kitchen, Formica countertops in the bathrooms, double-pane windows, 9’4” ceilings, and LED lights throughout the rooms. All appliances are included, including GE appliances and washers and dryers come standard, which is really unique. Additionally, every home comes with an irrigation system. Those of you that are moving down from up north may not know it, but if you don’t have irrigation down here, you will NOT have a lush, green lawn like you can up north without that irrigation.
The HOA dues at Belair Place are $70 per month as of this recording. This fee covers the maintenance of the community entrance, and notably, there’s no CDD fee, which helps keep the overall costs down. There’s no fancy pool or playground here, but if you typically don’t care about these things then this might be a great option so you aren’t paying for amenities you never use.
Speaking of the community itself and the layout, it’s really just a cleared, squarish piece of land that surrounds a small pond, so there really isn’t much to see in the community itself. Belair place is surrounded by a bunch of other, similarly styled neighborhoods. So, while I DO like what they offer, this does feel like so many other cookie-cutter type communities.
How long do I have to wait to move in at Belair Place?
Since Starlight Homes builds spec homes, which are typically built more quickly than custom homes. As such, you typically don’t have to wait long to move into your new home if they don’t have one finished. This quick turnaround is great for those looking to move into a brand-new home without the long wait time often associated with custom builds. It’s not uncommon to have to wait 6 months to a year just to be able to move into a newly built home. As of today, they’ve got homes that are ready for purchase.
Speaking of support, Starlight Homes is currently offering some great deals to get their homes sold. Buyers can choose between a 4.99% fixed FHA rate with $7,000 towards closing costs, or a 5.5% fixed FHA rate with $15,000 towards closing costs. These incentives can significantly reduce your financial burden, especially when rates are up, and make the dream of owning a new home more attainable.

Plus, the quick build times, or having no wait at all, is a great thing, too!
