Cameron Preserve by KB Homes: Sanford Florida’s new home community
July 24, 2024 | By Chuck ShaverAnother new construction community in Sanford, Florida? Yep! That’s right! But this time it’s a builder that we haven’t seen much of in this area. So I’m excited to tell you all about what KB Homes is building in Cameron Preserve, and then, I’ll be addressing a FIRST step when buying a new home in there. I’ll also be sharing my favorite feature of Cameron Preserve.
What IS Cameron Preserve?
First, what is Cameron Preserve? This brand-new community JUST started building and currently has two models for you to walk through. There will be a total of 123 single-family residential homes once completed. KB Homes is a little different than some other builders in this area because you can visit their design studio in Orlando and personalize your home to fit your preferences.
It typically takes about 6 to 8 months to get your home built as you want it. However, if you’re looking to move in sooner, they also build a few spec homes, meaning you might have the option to move in quicker to a pre-designed home.
Where is Cameron Preserve?
Next, Where is Cameron Preserve Located? This community is situated off Cameron Avenue on the east side of Sanford, not too far from Sanford International Airport. While it’s a bit further from I-4, it’s still close to the 415 and 417, making it easy to get to Orlando pretty quick. Not long ago, there wasn’t much to offer in this area, aside from a few farms and cow pastures. But with numerous new construction communities being built, it now has a trendy sort of feel.
Maybe “trendy” takes it a bit too far, but it’s nice here. They’ve also just opened a new Publix shopping center nearby. The best part is you’re less than 10 minutes from downtown Sanford, which has a charming downtown area with lots of local shops and restaurants. And if you’ve got a boat, there is access to Lake Monroe right close by.
What does Cameron Preserve offer?
So what does Cameron Preserve Offer? Well KB Homes is offering 123 home sites with seven models to choose from. The models are named based on their square footage with sizes range from around 1500 sq. ft. to almost 2600 sq. ft. They include both one and two-story options with 3 to 6 bedrooms and two-car garages.
As of right now, base prices start in the upper 300’s and go to the low 500’s. Of course, you can make it as expensive as you want though at that design studio I spoke of a minute ago! The HOA dues will run you $375 a quarter. As of today, they are still working to build the amenities, but I’ve seen the plans, and they look really nice! There will be a pool, cabana, and a dog park.
Does KB offer any incentives?
Right now, KB Homes is offering $15,000 to new home buyers in this community. This can be used a few different ways, like putting it towards closing costs, helping to buy down your interest rate, or flex cash to be used in the design studio. Now I have seen other builders offer more, but this can still be extremely helpful if you’re tight on cash.
