Crystal Lake Estates neighborhood (Deltona Florida’s hidden gem)
November 26, 2024 | By Chuck ShaverI’ve said it myself that if you’ve seen one neighborhood in Deltona, Florida you’ve seen em’ all, but today I’m admitting that I was wrong! I’ve said that Deltona, a suburb of Orlando, Florida is just one gigantic neighborhood of spaghetti-bowl streets comprised solely of older Mackle homes or 3/2 ranch-style homes without diversity. But today I’m acknowledging Crystal Lake Estates as a hidden Gem right here in Deltona. Let’s take a look at what Crystal Lake Estates has to offer and how it’s so different from the rest of the homes here in Deltona, a suburb up on the north side of Orlando.
Where is Crystal Lake Estates?
First, let’s start off with WHERE Crystal Lake Estates IS. Crystal Lake Estates is just east of Fort Smith Boulevard off Newmark in the heart of Deltona. It’s about 10 minutes to grocery stores, 25 minutes to Downtown Deland, 35 minutes to Orlando proper, New Smyrna and Daytona Beaches, and 55 minutes to Disney and all the Orlando area attractions. What is Crystal Lake Estates?
Crystal Lake States is a little community of around 90 single family residential, estate-style homes. It’s a small little community of just three streets, Lake Breeze, Waterview, and Watersedge, where over 20 homes are right on the lake.
This little community started being built in 1989 and, except for a few recent new builds, finished most of its building in the early 2000’s. Most of these homes were built on plus or minus ½ acre lots and most have between 2,000 and 3,000 feet of living space. Crystal Lake estates has a great little park area with a pavilion and a kayak and canoe launch.
Because these homes are larger and are on larger lots, they tend to cost more than the typical Deltona home, where the median sale price as a whole is right around $315,000 today. Currently, there are just two homes on the market in Crystal Lake Estates, and they’re asking $545,000 and $599,000, which is a lot of money for a home here in Deltona. However, one of these is a new construction home and the other is well updated with a newer kitchen, roof, air conditioning system, and all that.
While homes in Crystal Lake Estates may cost more, you’re getting more. There just aren’t many estate style homes in Deltona. Deltona was originally built as affordable housing for retirees and today offers housing for those escaping higher priced homes down closer to Orlando. If you want more homes like these, you may need to head up to Deland, or down to Sanford or Lake Mary.
Unlike most of Deltona, Crystal Lake Estates DOES have a homeowner’s association. As of today, dues are a whopping $300 per year and do include some pet and deed restrictions, which you’ll typically find in a nice neighborhood like this. That $300 doesn’t get you much, but it’s pretty evident as soon as you enter this little neighborhood that there’s a different look and feel in here. And although the lake access isn’t huge, it’s a nice little touch for a community like this.
