DeLand’s #1 Neighborhood – Cross Creek!

Today, I’ll be sharing three reasons why ONE Deland neighborhood stands out above the others and I’m almost certain that most of you will be surprised by it. It’s not one of the many new construction communities. It’s not a luxury community with million-dollar estate homes or some new community on the St. Johns River or even the old standby for “cookie cutter” communities here in Deland.
Location
Cross Creek is a little community of just under 200 homes located on West Plymouth Avenue just 2.5 miles west of Stetson University and Historic Downtown Deland and about a mile and a half to Adventhealth Deland, our big hospital in Deland. It’s about an hour’s ride to Orlando International Airport and Orlando’s theme parks, and about 40 minutes west of New Smyrna Beach. As important as any of these, Cross Creek is tucked away on the northwest side of Deland, where there’s a bit more of a rural feel, in spite of all the new construction that’s been taking place.
Homes
Cross Creek is comprised of concrete block single family homes, most with between 1,700 and 2,500 square feet. Most of Cross Creek was built between the early 90’s and early 2000’s and, as of this writing, a home in here will run you in the mid 400’s. Homes sit on lots of around a third of an acre, although some are bigger. The homeowner’s association will get you for about $350/year. That’s a pretty low fee, but it really only gets you a nice little playground area at the front and the common area maintenance, which I think is pretty nice. As a local Realtor®, I get calls all the time from home buyers. If they’re moving to Deland and it fits in their budget, I often encourage them to consider Cross Creek.
The Feel
It’s not really the location, or the homes themselves that makes Cross Creek my favorite neighborhood in Deland, it’s really the FEEL of Cross Creek. Starting with the name, Cross Creek, which is the title from classic American Literature. It’s also a cool little city about 90 minutes northwest of Deland where the book was set, but I digress. The streets are named from the book (Margorie Rawlings Drive, Robinwood Drive, Silver Hammock, Red Plum Hollow) and they sort of just wind around throughout the neighborhood, which has plenty of beautiful trees that sort of remind me of the book. Although Cross Creek is similar to many other Deland neighborhoods, it just doesn’t feel like a “cookie cutter” community.
There are some other great neighborhoods here in Deland. Neighborhoods like Victoria Park, Longleaf Plantation, Cresswind at Deland, just to name a few. They all have admirable features, but show me JUST ONE of these that has the charm of Cross Creek, and perhaps my point of view could change. Until then, I’m sticking with Cross Creek.
