Kays Landing Neighborhood Guide, Sanford, Florida
October 04, 2022 | By Chuck ShaverAre you considering moving to Sanford, Florida or are you just wondering what some of the neighborhoods have to offer? Well today, I’m going to discuss what Kay’s Landing has to offer. My team and I have done business in this little neighborhood and are in there regularly. Kay’s Landing is a deed-restricted, gated community of about 141 single-family residential homes here in Sanford, not too far from the Lake Mary City limits in Seminole County, Florida. The building in here began in 2005 and was finished in 2007. The homes run from as small as 2,100 square feet up to around 3,400 square feet. Most, but not all, of these homes have two-stories and the median sale price within the last year of this blog’s publication was $457,500.
The homeowner’s association dues are currently $248 per quarter. This fee gets its residents a gated entrance, a swimming pool, a playground and a small basketball court. The HOA ensures that the homes are kept up and have a natural look about them.
Kays Landing is now zoned for Idyllwilde Elementray, Sanford Middle, and Seminole High School. These zones DO change, so check out this link to the Seminole County Schools Website, where you can look up what the zoning may be for your address whenever you may need it.
This little neighborhood is really tucked away, so if you’re just out driving around, you’ll likely never even know it’s here. The 417 and I-4 are just a few minutes away, so getting to Orlando is about a 35-minute ride and New Smyrna and Daytona beaches will take you about 45 minutes. Sanford International Airport and downtown Sanford are both reachable in under 15 minutes. The Colonial Town Park is close by, too. It’s a little marketplace that has a movie theatre, restaurants, a Publix, and shopping and is a nice place to grab a meal close by. Honestly, this little neighborhood is really close to everything.
I really do like this neighborhood. It’s quiet, not pretentious, and its reasonably priced for the size of the homes and the area. I noted before that it’s close to the 417, but what I DIDN’T say is that the backside of Kay’s Landing sits ON the 417. Now, that won’t bother everyone, but it will bother some, especially if you are looking at one of the homes with the highway in its back yard.
