Lake Mary, FL Neighborhood – Steeple Chase (Is it worth it?)

December 13, 2022 | By Chuck Shaver

There are all sorts of neighborhoods out there. There are some that aren’t so good and some that are quite nice. Today, I’m going to be sharing a few details about the Steeple Chase neighborhood here in Lake Mary, Florida. There’s quite a bit to this little community, so read through to the end so you don’t miss out on a couple details that you may not have considered.

What is Steeple Chase?

Steeple Chase is a gated community of around 142 energy efficient single family residential homes, most of which have tile roofs. Taylor Morrison started building in here in 2014 and most of the building finished up around 2019. These are luxury style homes and most of them sit on ¼ to ½ acre lots, although there are some that sit on one acre lots.

Steeple Chase has its own private gate to the 14-mile-long Seminole-Wekiva Trail. This asphalt trail is great for walking or cycling, but the Seminole Wekiva Trail is part of the Florida Coast-to-Coast Trail, which runs from all the way over in Pinellas County over near St. Pete all the way over to Titusville on our east coast.

The entrance to Steeple Chase is gorgeous, and it sets the stage for a gorgeous neighborhood, but once inside, it’s pretty simple. There isn’t a lot of flash. Don’t get me wrong, it’s very nice, and perhaps the simplicity is what makes it special. The location is what makes this place special.

Where is Steeple Chase?

Steeple Chase is located in Lake Mary, just west of I-4 across from Heathrow. It’s about 20 minutes north of Orlando and 45 minutes down I-4 to Daytona and New Smyrna Beaches. Sanford is the neighboring city to the east and Sanford International Airport is under a 20-minute ride. Orlando International Airport and Disney will both take you about 40 minutes

Steeple Chase is located very close to numerous restaurants and stores on Lake Mary Boulevard, and the movie theater is just about 3 miles up the road in the Colonial Towne Park Center. I’ve eaten way too much ice cream at that Cold Stone Creamery. Of course, there’s Wal-Mart, a Sam’s Club, Home Depot and all sorts of that stuff right close by, and there’s a new hospital right down the street too!

This entire area west of I-4 is predominantly comprised of nicer, estate style homes. There is a ton of homes in the area selling above a million dollars and it’s the area that many of the area’s wealthiest people call home. Sometimes, instead of climbing on I-4 when heading to Orlando, my wife and I will ride down on Markham Woods Road, just west of Steeple Chase, just to look as some of these beautiful homes. It beats the view of the brake lights on I-4!

Why Steeple Chase?

Steeple Chase is all about the lifestyle, and luxury living is what you get here right in the middle of everything. Many locals here commute to Orlando, but there is plenty of business and professional activity going on right here in Lake Mary. This community is small enough that you’ll be left alone, but large enough that if you WANT to know your neighbors, you can.

Schools

At the time of this recording, Steeple Chase residents are zoned for Woodlands Elementary, Markham Woods Middle, and Lake Mary High School. However, these zones DO change, so I’ll include a link to the zoning page for Seminole County Schools below. I’ve heard it many times that Seminole County Schools are regarded quite highly in our area. Seminole State College is about a 15-minute ride, and it’ll take you about 30 minutes if you take the 417 to get down to UCF.

Cost

Steeple Chase is a great little hidden gem, but it isn’t for everyone, and Taylor Morrison didn’t make them to be a one-size fits all community. To live in here you’ll need to have 1 ½ to 2 million bucks. That’ll get you 4,000 to 5500 square feet in a prime location here in Lake Mary in the Markham Woods Corridor.

Steeple Chase is a great little community, but the Homeowner’s Association dues will get you for about $220 a month. Now I know that $220 a month is very little these days, especially for a price point like this, but I don’t see that it gets you much. I mean, there’s no swimming pool or community center or anything like that. On top of that, the community itself is pretty average, aside from the beauty of these beautiful homes. Don’t get me wrong, I’m not running it down, I love this little community and the way it’s kind of tucked away right here in the middle of everything.

Is it worth it? YES, I believe the Steeple Chase neighborhood should DEFININETLY be considered for those in this price point. If it’s flash and pomp that you’re after though, you should look elsewhere. There’s plenty of options right here in this area if it’s flash that you’re after as this entire area has a TON of gorgeous homes and all those amenities that many communities do offer. Steeple Chase is more about gorgeous homes in the right location for those who just want to enjoy life.

what our customers say!

Sold our home in less than 3 weeks and above asking price. Will be using him again to sell our other home in the very near future. You wont be disappointed in selecting Chuck and his team, I recommend you start packing once you bring him on board.

Kyla helped me find my perfect home. She was helpful, knowledgeable, and most importantly, she listened to my wants and needs! We searched until we found my perfect home. She stayed on top of the inspections and mortgage broker requirements until closing day. I could not have chosen a better  partner for my home search. Thank you, Kyla! You are a rock star and I could not be happier.

Patricia

Chuck is just the best! So friendly, helpful and quite the funny guy 🙂 we loved him ?? and after all of our shenanigans, house to house to house to house……he was so patient and would even tell us if he thought we were in over our head. Sometimes we saw “a little fix here and there” but chuck  saw a headache! He’s not in it for a quick sale! That’s why, we’re going to buy another house! We purchased our house a little over a year ago but we’re ready to move on….I’ll be call you soon Chuck!

Words can never express how much I enjoyed and loved working with Kyla. For me, I never wanted to work with a realtor due to fears of them scamming me and just “talking a good game”. Kyla eased that fear the very first time we met. She was personable and she answered questions in a way that made  you actually answer your own questions in order for you to be the sole driver of the process while she copiloted and snatched the wheel when need be. Lol. She was available when needed most and very understanding when questions came up in the wee hours of the night. Would I recommend her, ABSOLUTELY!! Kyla thank you again for all that you’ve done for my family and I! YOU ROCK!

Kyla was excellent. She was very kind & understanding. The closing on my home was a mess! Everything that could go wrong, did go wrong. Kayla sat with me the entire day at the closing office waiting for a wire transfer. She made a difficult day much easier for me. The purchase of my new home was  swift & easy bc of her. She also made sure that I won the bid on my new home with a secret she uses, as there were 5 offers!! I would highly recommend her to anyone buying or selling.

Chuck was everything you could ask for in a realtor – smart, responsive, thorough and genuinely kind and honest. After meeting with other realtors, we were so happy we went with Chuck. He really listened to us, gave us sage advice and made the selling process a breeze. Doesn’t get better than that!
