New Construction – Towns at Riverwalk, Sanford, FL
January 13, 2025 | By Chuck ShaverSanford, Florida is booming with new construction, and we’ve been working hard to keep you guys updated on all the exciting new communities popping up. Today, I’m covering a townhome community that I believe truly stands above the other surrounding townhome developments here in Sanford.
The Towns at Riverwalk community is being built by Beazer Homes, located right next to Lake Monroe and downtown Sanford. From the location to the features, I’m covering it all, so stick around until the end where I’ll share the one thing that I think makes the Towns at Riverwalk special, and I’ll also be addressing some potential concerns that you’ll want to know.
So, let’s jump right in. This community is made up of 104 townhomes in 13 buildings. Most of these buildings either offer a water view of Lake Monroe or back up to a conservation area. Prices here start at $399k, which, given the features and location, is a solid deal. I’ll have more on the location here in a bit.
Options
There are three models to choose from, ranging from a little over 1,500 sq ft to about 1,800 sq ft. Two car garage options are available for the end units, and the middle units have a one car garage. It’ll take Beazer Homes about seven months to get your home just the way you want it if you’re starting from scratch, however they may have some townhomes that are ready to go, so you might not have to wait as long as you think for a brand-new home.
These townhomes can be customized to suit your wants or needs. There are four packages to choose from, so you can personalize your home to fit your style. And if you’re not up for waiting or making these decisions, the quick move ins already have those options picked out for you.
Amenities
Now, what about amenities? For $287 per month in HOA dues, you get a swimming pool, cabana, dog park, and they even cover all your exterior maintenance, including landscaping, mowing, roof, and paint, which may be the greatest perk of all. It’s a gated community too, so you’ve got that extra layer of security, and there’s overflow parking for when you have guests over.
Incentives
Now, a quick note about incentives—as of today, the builder is offering up to like $11,000 towards closing costs, whether you’re looking at a quick move-in or a brand-new build. That’s a pretty sweet deal, especially if you’re looking to save on your upfront costs. This does change from time to time so make sure to give us a call to get the most up to date information. Location
I mentioned earlier about the location, but this location is really sweet. It’s right here on Lake Monroe and there’s these wide, paved paths, that run all the way down past downtown. Sometimes we’ll drive down here just to walk along the water and maybe have dinner and one of these little restaurants. Here’s a link to a video with some of my favorite restaurants here in Sanford. If you aren’t from around here, trust me, this Riverwalk is a big deal to the locals.
The Towns of Riverwalk is a short ride to downtown Sanford, the Central Florida Zoo, and I-4, which makes getting to the beaches, Orlando, Deland, or anywhere else pretty easy with these new highways they’ve built around Orlando.
Energy efficiency
Now, one of the standout features of this community is how energy-efficient the homes are. These homes are part of the Energy Series READY line, which I’m told means more energy efficiency. The whole-house AC system has a fresh air system that not only dehumidifies but evenly distributes the air throughout your home.
And the ductwork? It’s in the walls, NOT the attic, which I’m told means better energy efficiency. It sounds new to me, but it sounds pretty cool. I’m told that Towns at Riverwalk residents can anticipate electric bills of around $80/month for the largest model and just $72 for the smallest townhome.
Concerns?
So… what are my concerns? Well, if you’ve heard anything about Florida it’s probably that we have hurricanes. And with those hurricanes comes flooding. Hurricane Ian left the downtown area of Sanford flooded. As in… the entire downtown area was underwater.
Now, I don’t believe that water came up to the townhomes, but that flooding still may have been within a mile or so. With this community being so close to the water, I’m sure it raises a bit of concern for those moving here from out of state. It was one of the first things I asked about when I first visited this community.
However, the sales reps assured me that this community has been working for years now with the city to ensure that it’s built high enough so that flooding will not be an issue and that there is proper drainage in place. About half of the community backs up to the conservation area, which may also serve as additional drainage for the community should flooding occur.
So, if you’re in the market for a home that offers a little bit of everything—great location, energy efficiency, and some awesome customization options—this community is definitely worth checking out. As always, if you’ve got questions or want to learn more, give me a call!
