Timacuan Golf Community Lake Mary, Florida

Are you wondering what the premier neighborhood is in all Central Florida? While I could make the case for several neighborhoods, I’ll explain why I believe that Timacuan has to be considered as one of the premier neighborhoods in Lake Mary, or in all of Central Florida for that matter.

First, let’s start with just what Timacuan IS. Timacuan is a deed restricted family-friendly golf community comprised of about 550 single family residential homes on 400 rolling acres with a bunch of walking trails and ponds. I believe there are 9 small communities that make up Timacuan, although there are some townhomes here on top those. Timacuan’s building started in 1986 and most of Timacuan was built out around 2009. There are also some luxury rental apartments at the front of the community. Here’s a link to the Timacuan website where you’ll be able find our more information about this community.

Next, where is Timacuan? Timacuan is located right off of Rinehart Road, just a short ride to I-4, so this location is perfect for getting into Orlando in about 30 minutes (well, IF I-4 isn’t backed up!) and Daytona and New Smyrna Beaches are just about 45 minutes east via I-4. Lake Mary sits south of Sanford and north of Longwood. There’s a daycare at the front of the neighborhood, and the new hospital is literally just two minutes away. Sanford International Airport is just 15-20 minutes up the road.

Currently, single family homes in Timacuan are running in the mid-500’s to the mid-600’s, although there are exceptions at both ends of this spectrum. The majority of these homes sit on about a quarter to half-acre lots, many of which are on the golf course, and most of them run between 1,800 and 2,500 square feet. There are also some townhomes with a community pool near the entrance with between 1,900 and 2,300 square feet and 2-car garages that have been running in the mid-300’s to the low-400’s, but Timacuan is really more about the single-family residential homes, the location, and a lifestyle.

The Timacuan Golf and Country Club is home to a semi-private 18-hole championship golf course set amidst the Timacuan neighborhood and has been a US Open Qualifier. There’s also a driving range to practice keeping those golf balls in the fairway. The 24,000 square foot clubhouse is a great place for all sorts of events for large or small gatherings or if you just want to catch a quick meal at the grill. Although I’ve never played on this course, I’m told it’s a fantastic course and I believe it’s been highly ranked as well.

Timacuan is primarily about a lifestyle. Located in the heart of Lake Mary, this community is very close to Colonial Town Park, which is a trendy little shopping area with a Publix grocery store, a few good restaurants, shopping, and a movie theatre.  Lake Mary, as a whole, has plenty of shopping and a bunch of restaurants, although there may be even better restaurants up in downtown Sanford. Although Lake Mary Boulevard can be busy, Timacuan is sort of protected from that “busyness” that’s happening just down the road.

The Seminole Wekiva Trail is a really nice, paved recreational trail of nearly 14 miles that is pretty busy with walkers, runners, skaters and cyclists. This trail runs across the front of Timacuan and part of it is even part of the Florida National Scenic Trail, which is pretty cool. They’re possibly working on a Mountain Bike skills course too.

Right near the back entrance of Timacuan is the Lake Mary Tennis Center. They’ve got 7 Har-Tru courts with a pro shop and men’s and women’s locker rooms. There are also a couple of parks right close by, including Trailblazer Park, which has a splashpad for the kids and Liberty Park, which is a small, “woodsy” park with pavilions and a 9-basket disc golf course. The Lake Mary Sports Complex is also nearby and includes baseball, softball, and soccer fields, lighted basketball courts and batting tunnels if you want to work on your swing!

Although my children are all grown up, I regularly hear people raving about the Seminole County School System. While I can’t really say whether they’re good or bad, here’s a link where you can start doing some of the research for yourself about whether it’s a good fit for you and your family.

I’ve talked about all the wonderful things about Timacuan, but they are a deed restricted community, so you DO have to comply with ALL the rules of their homeowner’s association. Although homeowner’s associations can be a pain in the neck, it’s these same homeowner’s associations that make us love communities like this, as they ensure the integrity of the community.

The fees there right now are less than $100 a month, so it’s really not THAT big of a deal to be able to live here. It should be noted that aside from the townhomes, there is not a community pool, but most of the homes here already have private swimming pools.

Of course, this doesn’t cover everything about Timacuan-or the area for that matter. If you have questions about Timacuan or if you have real estate needs in the Lake Mary area, feel free to connect with me.

what our customers say!

Sold our home in less than 3 weeks and above asking price. Will be using him again to sell our other home in the very near future. You wont be disappointed in selecting Chuck and his team, I recommend you start packing once you bring him on board.

Kyla helped me find my perfect home. She was helpful, knowledgeable, and most importantly, she listened to my wants and needs! We searched until we found my perfect home. She stayed on top of the inspections and mortgage broker requirements until closing day. I could not have chosen a better  partner for my home search. Thank you, Kyla! You are a rock star and I could not be happier.

Patricia

Chuck is just the best! So friendly, helpful and quite the funny guy 🙂 we loved him ?? and after all of our shenanigans, house to house to house to house……he was so patient and would even tell us if he thought we were in over our head. Sometimes we saw “a little fix here and there” but chuck  saw a headache! He’s not in it for a quick sale! That’s why, we’re going to buy another house! We purchased our house a little over a year ago but we’re ready to move on….I’ll be call you soon Chuck!

Words can never express how much I enjoyed and loved working with Kyla. For me, I never wanted to work with a realtor due to fears of them scamming me and just “talking a good game”. Kyla eased that fear the very first time we met. She was personable and she answered questions in a way that made  you actually answer your own questions in order for you to be the sole driver of the process while she copiloted and snatched the wheel when need be. Lol. She was available when needed most and very understanding when questions came up in the wee hours of the night. Would I recommend her, ABSOLUTELY!! Kyla thank you again for all that you’ve done for my family and I! YOU ROCK!

Kyla was excellent. She was very kind & understanding. The closing on my home was a mess! Everything that could go wrong, did go wrong. Kayla sat with me the entire day at the closing office waiting for a wire transfer. She made a difficult day much easier for me. The purchase of my new home was  swift & easy bc of her. She also made sure that I won the bid on my new home with a secret she uses, as there were 5 offers!! I would highly recommend her to anyone buying or selling.

Chuck was everything you could ask for in a realtor – smart, responsive, thorough and genuinely kind and honest. After meeting with other realtors, we were so happy we went with Chuck. He really listened to us, gave us sage advice and made the selling process a breeze. Doesn’t get better than that!
